The traditional alternative is design-bid-build: the owner contracts an architect, the architect produces a complete set, the set goes out to competitive bid, and the low bidder builds it. That method is well suited to projects with a fully known scope and an owner who wants price certainty from a finished document. Where it fails is when the drawings arrive over budget. At that point the owner is holding a set of documents they have already paid for, facing a redesign they will pay for again, and losing months. On a project with unknown existing conditions, a compressed schedule, or a budget that genuinely cannot move, design-build avoids that failure mode entirely.

Our design-build process runs in four phases. Preconstruction comes first: we walk the site, establish the real program and the real budget, identify jurisdiction and utility constraints, and produce a conceptual estimate before anyone draws anything expensive. Design follows, with SYB Builders coordinating the architect and the structural, civil, and MEP engineers while pricing continuously as the drawings develop — every significant design decision gets a number attached to it in the week it is made, not six months later. Third, we convert that into a guaranteed maximum price: a firm ceiling covering the defined scope, with the contingency and allowances written out in the open so you can see exactly what is carried and why. Finally we build, holding the same project manager and superintendent from preconstruction through permitting, procurement, construction, inspections, and certificate of occupancy.

The schedule advantage is real and it is the reason most owners choose this route. Because construction packages can be released while later design is still in progress — site work and foundations, for instance, can start while interior finishes are still being selected — design-build commonly compresses total project duration by 15 to 30 percent against the same project run as design-bid-build. On a ground-up commercial building that is typically two to four months, and it eliminates the bid period entirely along with the redesign cycle that so often follows it.

Does design-build cost more than hiring an architect separately?
Not typically. Design fees are comparable — the same architect and engineers do the work. What changes is that the design is priced continuously, so the project does not reach a finished drawing set and then blow the budget. The savings come from avoiding redesign, avoiding change orders driven by unbuildable details, and shortening the schedule, which reduces carrying and financing costs.

Who owns the drawings on a design-build project?
Ownership of the construction documents is set in the contract and we make it explicit before anything is signed. On our design-build agreements the owner receives the completed drawing set for the constructed building. If you want to be able to take the design elsewhere at any stage, tell us up front and we will structure the agreement so that right is unambiguous.
